FAYETTEVILLE, GA and CHICAGO, August 5, 2024 – A partnership of Remedy Medical Properties, the nation’s largest private owner of healthcare real estate, and Georgia Urology broke ground on August 5 for the Fayetteville Medical Center, a new 20,213-square-foot medical office building (MOB) and ambulatory surgery center (ASC) near the Piedmont Fayette Hospital campus.
Georgia Urology will move from its existing clinic in the Resurgens Park development and its nearby ASC to the new single-story building at 1336 Hwy. 54 upon its completion, slated for May 2025. CBRE’s Adam Butler represented Georgia Urology in lease negotiations.
“Remedy is delighted to work with an existing client to help them expand their practice and capabilities in a key submarket,” said Remedy founder Peter Westmeyer. “We have enjoyed a long-term relationship with Georgia Urology, and are honored to partner with them to increase patient care options in Fayetteville and the greater South Atlanta region.”
The new build-to-suit facility will include a 9,400-square-foot clinic with 27 exam rooms and a 10,800-square-foot ASC with two operating rooms and two procedure rooms. The 2-acre site will feature 87 parking spaces.
The new center will provide comprehensive care to men, women and children, treating a variety of urological conditions, including enlarged prostate, kidney stones, urinary incontinence, bladder cancer, prostate cancer, urinary obstruction, erectile dysfunction and overactive bladder.
“This new building will accommodate the growth of our practice in Fayetteville, but more importantly, it will help us streamline care for patients,” said Dr. Edan Shapiro, lead physician at the Fayetteville location and a member of the Georgia Urology board of directors. “Our new clinic and ASC will offer state-of-the-art technology to ensure the very best outcomes and safety for our patients.”
Remedy owns two of the three buildings in the Resurgens Park development, as well as the site of the new building.
“The site is relatively tight, which required careful planning and advance legwork,” said Dave Martin, executive vice president and managing director of development with Remedy. “Our development team worked with the city to secure a variance for the site to build to the desired square footage, and designed a layout that accommodates a septic system and retaining wall.”
The project development team also includes architect LDDBlueline and contractor Integra Construction.
